What an empty property costs you
A property sitting empty costs you roughly a day's rent for every day it sits, and the make-good is usually the reason it is sitting. Split across three trades with three diaries, a two-bed turnaround takes a fortnight. Done by one crew who can plaster, fill, decorate and lay a floor, it takes days.
End of tenancy
- Filling, patching and making good after furniture, fixings and wear
- Full redecoration or touch-in, depending on the condition and your budget
- Damp and damage repairs, replastering where it is needed
- Flooring replaced and rooms brought back to letting standard
- Photographs on completion if you need them for the file
While the property is let
Tenant-reported repairs picked up without chasing, and rolling maintenance across a portfolio. Agents tell us the same thing every time: the problem is not the price, it is not being able to get hold of anyone. You get one number and an answer the same day.
How we invoice
Per job with a fixed price agreed before we start, or monthly across a portfolio if that suits your accounts better. Materials are bought at trade rates and listed at cost, so the saving lands on your invoice rather than in our margin.
Insured and accountable
Public liability cover is in place on the work we carry out, and work done to the specification on our quote carries a twelve-month guarantee. It covers our workmanship — not fair wear and tear, tenant damage, damp or structural movement, and not a reduced specification agreed to bring a price down. Where a specification is cut, the quote says so and says what is excluded. Any trade we bring in is someone we have worked alongside for years.

Questions we get asked about this
How quickly can you turn a property around?
A two-bed make-good and redecoration is typically three to five working days on site, depending on the condition and how much replastering is needed. We can usually start within one to two weeks.
Do you work directly for letting agents?
Yes. Agents get one contact, a fixed price before work starts, and monthly invoicing if that suits the accounts.
Can you hold keys?
Yes, by arrangement, with a signed record of who has them and when. Most agents prefer a key safe on site.
Do you provide photographs on completion?
Yes, if you need them for the property file or for a deposit dispute. Ask at the start and we will take before and after shots as a matter of course.
Is the work guaranteed?
Yes — twelve months on our workmanship, on work carried out to the specification on the quote. It does not cover tenant damage, fair wear and tear, damp or structural movement, or a reduced specification agreed to bring the price down. Public liability insurance is in place throughout.
